Arive File Closeout Checklist for Brokered and Correspondent Loans
Objective:
Ensure LOS system accuracy for state audits.
Align payroll processes with compliant and completed loan files.
Under the Loan and Property Tab
Confirm purchase or refinance type.
Verify sales price, appraised value, loan amount, mortgage type, and lien position.
Check amortization type, note rate, and amortization term.
Ensure subject property address is correct.
If investment is checked under occupancy:
Select "Business Purpose Loan."
Select "Alt Doc Loan" to exclude loans from MCR reports.
Update property type and number of units.
Confirm proposed monthly payment (PITI) matches the final CD, including P&I, HOI, and taxes.
Under the Borrower Information Tab
Verify borrower name, phone number, social security number, and email accuracy.
Under the Loan Center Tab
Update lender used and lender loan number.
Specify whether the loan is non-del or brokered.
Ensure loan team accuracy:
The licensed originating LO on the final CD should be the primary LO in Arive.
Secondary LOs can be added as necessary (e.g., for referral loans).
Under the Audit and Dates Tab
MCR Data Audit Section:
Edit and confirm lender and loan number accuracy.
Add originator compensation.
Include pass-through fees like credit reports if applicable.
Lock updates after verification.
Loan Milestones Section:
Add and verify all dates to match the lender's website (from application to funding).
Lock updates after verification.
Document Dates Section:
Add credit report ordered and imported dates.
Lock updates after verification.
TRID/Compliance Dates Section:
Account for all dates (e.g., TRID, application signed by LO).
Lock updates after verification.
Upload and Label the Following Required Documents (Except for UWM and Kind Loans):
Credit report.
Initial signed loan disclosures.
Appraisal.
Conditional approval.
Lock confirmation.
Initial CD.
Final CD.
Final signed closing package.

Make sure to gather documents immediately after the loan is signed and before it records, as some lenders may not retain these.
